Design-build

Design-build is a delivery method where one company takes responsibility for both the design and the construction of a project.

In design-build, you sign one contract for both design and construction. One team answers for the result. The designer and the builder work together from the start, so cost and buildability are checked as the design grows.

The Design-Build Institute of America says this single contract is the fundamental difference from other delivery systems, which use separate contracts. The older route is design-bid-build. Design-build can pair well with a cost-plus or fixed-price agreement. Read the design-build process for the steps in order.
