# Tear-down

A tear-down is an older house bought mainly for its lot, with plans to demolish it and build a new home.

A tear-down is bought for the land, not the house. The old structure comes down and a new home goes up. Before you buy, check the lot for flood zone, [zoning](https://build813.multisites.ai/glossary/zoning) limits and any [local historic district](https://build813.multisites.ai/glossary/local-historic-district) review.

NAHB reports that in 2024, 6.9% of new single-family detached homes were teardowns, meaning structures torn down and rebuilt in older neighborhoods. That is a national figure, not a Tampa one. Trees can also shape the plan, including any [grand tree](https://build813.multisites.ai/glossary/grand-tree). See [building on your lot in Tampa](https://build813.multisites.ai/build-on-your-lot-tampa) for the order of checks.
