# Beach Park: 1920s Mediterranean homes and drainage work

The City of Tampa says Beach Park was developed in the early 1920s on the Old Tampa Bay waterfront, and many original Mediterranean style mansions remain. The City also lists drainage and flood relief projects there, including one estimated at $1,000,000. Check the flood map for any lot before you design.

## What does the City say about Beach Park?

It says Beach Park was developed in the early 1920s on the waterfront of Old Tampa Bay. Before that, the land was a mix of thick Florida tropical brush, palm trees and oak forest. The City also says many of the original Mediterranean style mansions are still there.

The City page names large oak trees, winding streets and very large lots as part of the area. It does not give lot sizes, so measure each lot yourself. Our [Beach Park neighborhood page](https://build813.multisites.ai/neighborhoods/beach-park) collects the City facts in one place.

## Why does a 1920s neighborhood matter for a new build?

Older neighborhoods carry older ground, older utilities and older lot lines. A neighborhood laid out in the early 1920s predates modern stormwater design. That does not mean every lot has a problem. It means you should check each one.

Three things are worth checking early.

- Survey: confirm the lot lines, easements and ground height.
- Flood zone: confirm the FEMA zone and whether an elevation certificate applies.
- Trees: large oaks affect where a house can sit and how crews reach it.

The City page calls Beach Park a historic, established neighborhood. That is a description, not a review rule. The Beach Park page does not describe a design review. To check a specific house or lot, ask City staff at 813-274-3100, option 3, before you plan a demolition.

## What drainage projects does the City list?

The City lists three projects on the Beach Park page. Each has an estimated cost.

Project

Type

Estimated cost

Beach Park Drainage Improvements

Flooding relief

$1,000,000

Woodmere and Lois

Flooding relief, traffic flow and safety

$1,500,000

Swann Pumping Station Generator Installation

Pumping station rehabilitation

$776,000

Source: City of Tampa Beach Park page, capital projects list, read October 2026. The page lists the drainage projects under Stormwater Engineering and the Stormwater Improvement Fee as the funding source. The pumping station project is listed under Wastewater.

The page lists each project under Council District 6. It does not show schedules or whether work is finished. Treat the amounts as the City’s estimates. If a project matters to your lot, call the City and ask for its status.

## What do these projects tell a builder?

They tell you the City is spending money on water in this area. The page does not say why each project was chosen, so do not guess. Read each line for what it says.

- Drainage Improvements: the page labels it flooding relief.
- Woodmere and Lois: the page labels it flooding relief and better traffic flow and safety.
- Swann Pumping Station: the page describes a rehabilitation to restore the station’s reliability, with a generator installation.

A pumping station moves wastewater, not rain. It matters to a new home because the home connects to the same utility network. Ask the City about service at your lot, and whether construction in the street is planned near it.

## How does flooding work in Tampa?

The City says most flooding is local. Tampa receives frequent intense rainstorms that can cause localized flooding. The City also says the lack of topographic relief makes it hard for water to drain quickly from the land. Tidal flooding and storm surge add to the risk in some areas.

So a drainage project is relief for rain flooding, not a promise of a dry lot. A home design should still plan for water.

## What should I ask the City about these projects?

Ask for the project status, the area it covers and the expected dates. The page gives none of these. A project near your lot may mean street work or limited access during your build, and you can plan around that if you know early.

Also ask whether the work changes how water leaves your lot. A drainage improvement can change where storm water goes. Your designer should know before drawing grading and drives.

## What should I check before I design a home here?

Start with the flood map, then the survey, then the City’s rules for your lot.

1. Call the City of Tampa Stormwater Department at (813) 274-3101 with the street address. The City says the lookup is free.
2. Read the FEMA flood zone on the flood insurance rate map for the lot.
3. If the lot is in a [special flood hazard area](https://build813.multisites.ai/glossary/special-flood-hazard-area), plan for an [elevation certificate](https://build813.multisites.ai/glossary/elevation-certificate). The City says a permit application there needs one from a Professional Engineer or Professional Land Surveyor.
4. Ask how rain drains off the lot and where it goes.

Our guide to [elevation certificates for new construction](https://build813.multisites.ai/guides/elevation-certificates-new-construction-tampa) walks through the three stages. Our flood zone building page covers the wider rules.

## What does a Mediterranean style mean for design today?

It means the surrounding homes set a visual context. The City names Mediterranean style as the original style of many mansions. The City page does not describe a design review for Beach Park, so confirm with City staff whether any applies to your lot. Where none applies, your builder and designer can still draw on the local proportions and materials. You choose.
