# How big is a new single-family home? Census data

The U.S. Census Bureau says the median size of a single-family home completed in 2025 was 2,142 square feet. It also says 41 percent of homes built for sale sat on lots under 7,000 square feet. These are national figures. A Tampa lot's zoning decides what size fits.

## How big is a new single-family home?

The U.S. Census Bureau gives the national answer. Its 2025 highlights say, “The median size of a completed single-family home was 2,142 square feet.” That figure covers the 1,005,000 single-family homes completed in 2025. A median is the middle value: half the homes were smaller and half were larger.

The Bureau also reports a figure for homes sold. It says the median size of a new single-family home sold in 2025 was 2,194 square feet. The two numbers differ because they count different groups of homes.

These are national figures from sample surveys. The Bureau notes that its estimates are subject to sampling variability and nonsampling error. They do not describe Tampa, and they do not describe luxury homes. This post makes no claim about the size of any Halo Homes project.

## How does the Census count square feet?

It counts only finished living space. The Survey of Construction defines floor area as “all completely finished floor space, including space in basements and attics with finished walls, floors, and ceilings.” It adds that the count “does not include a garage, carport, porch, unfinished attic or utility room, or any unfinished area of the basement.”

This matters when you compare numbers. A builder may quote the total under roof. A listing may count something else. The Census figure is the narrower one. Ask what each number includes.

Included in Census floor area

Not included

Finished rooms

Garage and carport

Finished basement space

Porch

Attic space with finished walls, floors and ceilings

Unfinished attic or utility room

Unfinished basement area

## Why does a median matter more than an average?

A median is not pulled up by a few very large homes. A few very large estates do not move it. An average can move. For a question like “what is typical,” the median is the steadier number. It also hides the spread, so a median of 2,142 square feet tells you nothing about the biggest or smallest homes in the group.

## What do the Census numbers say about lots?

They show that many new homes sit on small lots. The Bureau says 41 percent of single-family homes built for sale in 2025 had a lot size under 7,000 square feet. That is a national share. It covers homes built for sale, which the Bureau separates from homes built by owners or on contract.

The Bureau also reports that 131,000 contractor-built single-family homes were started in 2025, with a median contract price of $404,000. Those are national figures. These are published averages, not a Halo Homes quote.

## What lot sizes does Tampa zoning set?

Tampa zoning sets minimums by district. A 2023 City presentation includes a table titled “Schedule of Area, Height, Bulk and Placement Regulations.” For three single-family districts it lists these values:

District

Minimum lot area

Front yard

Maximum height

RS-75

7,500 sq ft

25 ft

35 ft

RS-60

6,000 sq ft

25 ft

35 ft

RS-50

5,000 sq ft

20 ft

35 ft

That table is from 2023. The City can change its code, so confirm the current numbers for your parcel. The table lists no floor area ratio value for these three districts. Read our glossary on [zoning](https://build813.multisites.ai/glossary/zoning), [setback](https://build813.multisites.ai/glossary/setback), and [lot coverage](https://build813.multisites.ai/glossary/lot-coverage) for the terms.

## How does lot size limit house size?

The lot sets the outer limit. Yards take space from the sides, front and rear. Height caps how many stories fit. A flood zone can add a required floor height, which affects how the house is laid out. See [building in a flood zone](https://build813.multisites.ai/build-in-a-flood-zone-tampa) for that topic.

So a big plan on a small lot has to answer the same questions as any plan. How much of the lot can the house cover? How tall can it be? How far from each line must it sit? The Census median does not answer those. Your parcel does.

## How should you use the median?

Use it as a reference point, not a target. It tells you what the national middle looks like. It does not tell you what you need. Start with how you live: the number of bedrooms, the work spaces, the garage, the outdoor rooms. Then test the plan against your lot. If your list adds up to far more than the national median, that is fine, but the lot and the zoning table must allow it. If it adds up to less, you may have room to spend on finish quality instead of area.

Three steps help:

1. Write the finished floor area you want, and decide which spaces count in it.
2. Find your lot’s zoning district, setbacks and height limit.
3. Ask a designer to test the plan on your actual survey before you commit to a size.

## Frequently asked questions

### What is the median size of a new single-family home?

The U.S. Census Bureau reports that the median size of a completed single-family home in 2025 was 2,142 square feet. It covers the 1,005,000 single-family homes completed that year. The median size of new homes sold in 2025 was 2,194 square feet.

### Does the Census count a garage or porch in square feet?

No. The Census Bureau counts completely finished floor space, including finished basements and attics. It does not include a garage, carport, porch, unfinished attic or utility room, or any unfinished area of the basement. Builders may quote a different, gross figure.

### What size lot does a Tampa single-family district require?

A 2023 City of Tampa zoning presentation lists minimum areas of 7,500 square feet for RS-75, 6,000 for RS-60 and 5,000 for RS-50. Confirm your lot's district and current rules with the City, since zoning can change.
