Zoning
Zoning is the set of local rules that controls how land may be used and how large and where buildings may sit.
Zoning sorts land into districts. Each district lists the uses it allows and the limits on a building, such as height, yards and size. A lot's district is the first thing to check before any design work.
The City of Tampa calls zoning the city's rulebook for development. Its Zoning 101 sheet says zoning helps ensure that homes, businesses, schools, parks and other uses are in appropriate areas. Limits like setbacks, lot coverage and the building height limit all come from zoning. See how to build on your lot in Tampa for the checks to run first.
