Lot coverage

Lot coverage is the share of a lot that zoning allows buildings and other covered structures to occupy.

One City of Tampa design guideline defines lot coverage as the percentage of lot area covered by primary structures. Zoning rules set how much of a lot may be covered. Tampa's zoning chapter lists lot coverage with height, bulk and yards as things zoning controls.

Coverage works with setbacks to set the footprint of a home. A large lot with big yard distances can still leave limited building area. Check the current rule for each lot with the City. See building on your lot and floor area ratio.
