Tear-down

A tear-down is an older house bought mainly for its lot, with plans to demolish it and build a new home.

A tear-down is bought for the land, not the house. The old structure comes down and a new home goes up. Before you buy, check the lot for flood zone, zoning limits and any local historic district review.

NAHB reports that in 2024, 6.9% of new single-family detached homes were teardowns, meaning structures torn down and rebuilt in older neighborhoods. That is a national figure, not a Tampa one. Trees can also shape the plan, including any grand tree. See building on your lot in Tampa for the order of checks.
